The Shops at Don Mills has changed the face and Real Estate in Don Mills. This new Urban Outside Shopping Experience has helped increase the Value of Don Mills Homes. Around The Shops, New Condos are going up almost one every other year. This is bringing new Residents to a once very contained community. We are seeing Prices skyrocket and the Average Bungalow is now almost $1Million.
Don Mills including Banbury, Donalda, Victoria Village and Parkwoods continue to be one of Toronto’s hottest markets! Prices have risen by more than 5% year over year for the past 15 years. This First Quarter was even stronger as prices rose by more than 12% over the same period of time last year.
There is no sign of a slowdown in any way in Don Mills Toronto. New listings were down slightly and inventory remained the same. Houses and Condos Sold in less than 3 weeks, with most Listings entertaining multiple offers and bidding wars. Final Sale Prices were on average 105% of List Price.
Overall this is a great market for Don Mills Sellers. Being so close to downtown arteries, we have seen many flock to Don Mills instead of paying over $1Million just blocks away. In fact, the old Don Mills Bungalows, on premium lots, are being scooped up and New Homes are being built on these Mature, Larger Lots as you can see above in the picture.
Don Mills will continue to see growth this year based on how quickly listings come and go on and off the market. I will be watching very closely what will happen in this market over the next few months as I live in this community myself!
